Majestic Realty Co., the nation’s largest privately-held industrial real estate development company, held an event on Tuesday to officially mark the groundbreaking on a 40-acre, two-building development project in Kyle, that will add 535,113 square feet of speculative industrial warehouse, manufacturing and distribution facilities serving Austin and San Antonio in the heart of the Texas Innovation Corridor.

“This is a tremendous opportunity for us to efficiently serve the explosive growth in the Austin-San Antonio region,” Majestic Realty Co. Chairman Ed Roski said. “We’ve had an interest in Central Texas for some time. We are thrilled to now break ground and offer e-commerce, light manufacturing, retail/wholesale and service companies an opportunity to expand their footprint to serve an exceptionally fast growing and easily accessible regional population. Majestic’s Kyle Crossing Business Park will bolster the economic success of all communities along Interstate 35.”

Positioned between two of the top performing cities in the state, the Kyle Crossing Business Park is part of the 2,000-acre master planned Plum Creek development. It is located in Hays County, less than 10 miles south of Austin city limits and 39 miles north of San Antonio city limits with direct access to I-35 at Kohler’s Crossing.

“Today’s event is symbolic of the growth taking place in Plum Creek, Kyle and throughout the Texas Innovation Corridor,” Kyle Mayor Travis Mitchell said. “Majestic Realty’s investment in our community will pay dividends in economic growth for our city.”

Kyle Crossing Business Park will offer state-of-the-art industrial amenities in buildings designed to adapt and accommodate large to small businesses representing a variety of users. The Triple Freeport Tax Exempt site is backed by a strong Economic Incentive Agreement with both Hays County and the city of Kyle.

“I look forward to continuing the collaborative partnerships with Hays County, the city of Kyle and developers like Majestic Realty that are adding much needed industrial facilities in our county which will help us to attract quality employers,” Hays County Commissioner Mark Jones said.

The first building will be 227,273 square-feet featuring 32-foot ceiling clearance, 50- foot by 52-foot column spacing, 56 dock-high doors with two GL ramps, 269 spaces for auto parking with another 85 trailer parking spots. Building #1 is divisible to 20,000 square feet.

The second building will total 307,840 square feet and will feature 36-foot clearance at the first column with 50-foot by 54-foot column spacing, 89 dock-high doors with four GL ramps, 383 auto parking spaces and 136 trailer parking spaces with cross- dock loading capability. Both buildings are scheduled for completion in 2019. Building #2 is divisible 50,000 square feet.

“With a proven shortage of speculative warehouse development in the region, we are excited to have a product to deliver that will allow us to be responsive. We look forward to becoming an employment center with facilities that can serve an array of projects,” Director of Economic Development for the city of Kyle Diana Blank-Torres said.

“The half million square feet will give our region a competitive advantage in attracting new companies that provide high-paying jobs for our residents,” President of the Greater San Marcos Partnership Adriana Cruz said. “Relocating companies are faced with tight timetables that require existing facilities which can be quickly customized to meet their needs.”

“The acquisition and planned development of this site shows our confidence in the Austin-San Antonio region,” Roski said. “We are sincerely grateful for the hard work of Mayor Mitchell, Hays County Commissioner Mark Jones, the entire Kyle Economic Development team and the Greater San Marcos Partnership for their dedication to making this project a reality. Majestic is proud to become a member of the local business community with our Kyle Crossing Business Park project.”
