Mystic Canyon gets council OK

Single Family Housing

The Mystic Canyon development got the green light from the San Marcos City Council on Tuesday. The council voted unanimously to approve a zoning change from Future Development to Single Family-6 for the 56-acre site.

Council members and residents both praised developer Jim Ladner for his transparency and his efforts to reach out to neighbors and the wider community about the project.

“They were the first neighborhood meeting out of the gate under the new code even though they weren’t required to do that,” said resident Lisa Marie Coppoletta, who said she also spotted Ladner going door-to-door to hand out flyers regarding the development. 

She mentioned that Ladner had hired Andy Grubbs to do the geological survey, and Grubbs is someone the city and community know and trust.

Dianne Wassenich also spoke, as an individual, in favor of Mystic Canyon.

“You know me, and you know I’d prefer that there be no development on the recharge zone,” she said, but Ladner will be building fewer homes than allowed, is giving more greenspace than required and is avoiding sensitive features on the site for the development.

Wassenich also praised Ladner for planning a main entrance for the development on Ranch Road 12 instead of in one of the adjacent neighborhoods and for speaking to the Council of Neighborhood Associations and other groups about his plans. 

The development will be located adjacent to the Franklin Square, Castle Forest and Bishop Crossing neighborhoods. Residents of those neighborhoods had previously expressed concerns about increased traffic if the development is built, along with concerns about flooding. Ladner has secured the property to create a main entrance for the development on Old Ranch Road 12 to direct traffic away from the neighborhoods. He also has plans for stormwater management, including the use of two detention ponds that are already on the property. Moreover, the development’s impervious cover will be within the limits set by the city to manage runoff. Staff had recommended approval of the zoning change, noting that the development will bring more single-family housing to San Marcos.
