San Marcos Business Park progresses toward Phase Two

Leaders, developers, and community partners gathered last week to celebrate progress at the San Marcos Business Park, a key industrial development that continues to strengthen the region’s growing business corridor along Interstate 35.

The event brought together representatives from Ledo Capital, St. Clair Commercial, Arco Murray and Stream Realty Partners to mark the development progress in the first phase of the project’s evolution. The Business Park is designed to attract highquality tenants and employers seeking strategic access between Austin and San Antonio and the greater central Texas region.

Jack Gove, project manager with Arco Murray, expressed gratitude for the team effort behind the development’s success.

“We’re very excited to be where we are,” Robbins said. “The building looks great, and we’re thankful to Ryan, Anthony, Greg and the partnership for the opportunity to build this. We’re already looking forward to Phase Two once this is done.”

Greg St. Clair, representing the ownership group, highlighted the significance of the project to the region’s innovation economy.

“We’re thrilled to be part of the growing and vibrant innovation corridor,” St. Clair said. “This project will allow us to attract tremendous users who will benefit from doing business in Hays County and having a San Marcos address. We are excited to see work with the future users who will truly make this a transformational project for the region.”

St. Clair also thanked the Hays county and city of San Marcos partners for their ongoing collaboration and support.

Anthony Brent and Ryan Martin, with Ledo Capital, the project’s owners and developers, echoed the excitement, noting the strong demand and prime location of the property.

“This is a very unique offering,” Brent said. “Being right off I-35 with access north and south gives future tenants tremendous flexibility. Sites like this – offering visibility, access and scalability – are few and far between.”

The development team credited the cooperation between the city, the construction and marketing teams, and local stakeholders for helping the project move efficiently through entitlements and construction.

Once completed, the San Marcos Business Park will offer space for light industrial and commercial users, with Phase Two fully entitled and ready to break ground with plans and infrastructure in place.

Project Details

The San Marcos Industrial Park will feature three state-of-the-art buildings designed for flexibility and performance: Building A: Fronting I35, this 204,460-squarefoot facility accommodates single or multitenant uses.

Building B: A freestanding 84,000-squarefoot building with heavy parking capacity, ideal for diverse industrial operations.

Building C: This is the first phase, which offers a 377,000-square-foot building offering single or multi-tenant divisibility for large-scale users.

Each building will feature rear-load capabilities, 32’-36’ ceiling heights, ESFR fire sprinklers and large secured truck courts to support heavy parking, trailer storage and outside storage. The site’s heavy power availability also makes it an option for manufacturers and data center users.

Master infrastructure, including interior roads and a new TxDOT entry to the business park, is nearing completion.
