The Strait & Nelson, a new apartment community southwest of downtown San Marcos, expects to have 80 percent of the units ready for same-day move-in this summer. Once completed, the community will offer 360 units, with a primary focus of Texas State students and tech professionals.

Located at 2380 Staples Road, near the intersection of Staples Road and Old Bastrop Highway, the San Marcos community is being built by Woodfield Development, which currently has other projects in various stages of development in Austin and the DFW metroplex.

Woodfield’s earliest multifamily communities were located in the southeast and mid-Atlantic regions of the U.S., although the company has since expanded to include markets in Florida, Tennessee and now Texas.

The San Marcos development was named after George Strait and Willie Nelson, two music legends with Central Texas ties, including the Cheatham Street Warehouse in San Marcos, where Strait got his start as a performer.

“San Marcos continues to attract new residents drawn to its strong university presence, natural surroundings and expanding local economy,” said Justin Cooley, Director of Development at Woodfield Development.

The Strait & Nelson offers convenient access to Texas State University, the San Marcos River, and the city’s downtown entertainment district, as well as area parks and trails.

“It’s an ideal setting for working professionals and renters relocating from larger cities like San Antonio and Austin, drawn by the opportunity to enjoy a more authentic Central Texas lifestyle,” Cooley said. “With its balance of tranquility and modern amenities, the property creates a space where residents can both thrive academically and embrace the outdoors” The development offers co-working spaces and resources tailored to remote classwork and telecommuting. The Legacy coworking lounge includes private offices and conference rooms.

“A wide range of amenities supports both productivity and lifestyle,” he said. “Co-working spaces are equipped with coffee, water, private rooms, printers, TVs and gigabit-speed internet, making them a popular hub for studying, remote work, and collaboration,” Cooley said.

Strait & Nelson features one-, two- and three-bedroom residences with contemporary finishes and functional layouts. Floor plans range from 719-1,387 square feet and include open-concept designs, modern kitchens with stainless steel appliances and quartz countertops, wood-style vinyl flooring and large closets.

The community offers a variety of features designed for recreation and social connection. The Troubadour clubroom includes an entertainment kitchen with four different taps: cold brew, wine and two local beer options, which are rotated to include seasonal brews. Residents will receive a “tap card” with a daily limit, which they can use to operate the tap.

Additional amenities include a pool courtyard with outdoor gathering spaces, fitness center with dedicated yoga and group exercise areas, pickleball and sand volleyball courts, a gaming lounge and a private dining room. The property also offers two dog parks with a grooming spa, bike storage and a maintenance station, EV charging stations and private garage options.

The project team for the Strait & Nelson development includes Dwell Design Studio, ChalkLine General Contractors and Thrive Interior Design. This is the first Woodfield project with Dwell and ChalkLine, but they have worked with Thrive on several projects.
