Stonecreek MF housing, burger joint seek permits

A permit for the construction of multifamily housing at Stonecreek Crossing and a permit for the sale of mixed beverages at a new restaurant are among the items on tonight’s Planning and Zoning Commission agenda.

The commissioners will hold a public hearing and consider a request for a Conditional Use Permit (CUP) that would allow the construction of multifamily apartments with a maximum of 24 units per acre on a 16.7-acre tract within the Stonecreek Planned Development District, which was approved in 2008 with a base zoning of Mixed Use and General Commercial, according to the city. The agenda states that this is not a request for purpose built student housing. 

The acreage where the proposed multifamily apartments would be built is bound by Barnes Drive, Spec’s Wine and Spirits, the railroad tracks and Milagros, according to the property description in the P&Z agenda. The developer intends to allow about 4 acres for commercial development along Barnes Drive. 

P&Z also will hold a public hearing for a CUP for Hopdoddy Burger Bar that would allow the sale of mixed beverages for on-premise consumption. The Austin-based Hopdoddy has locations in six states, with the most by far — 18 — in Texas. The San Marcos location is proposed to be about 4,000 square feet, with a patio of about 1,050 square feet, with 112 indoor seats and 20 outdoor seats. The restaurant is slated to open at the Springtown Shopping Center in a mixed-use development as a ground-floor establishment with residential units on upper floors. 

In other business, P&Z will hold a public hearing and consider approval of a request for a qualified watershed protection plan for Lot 3, Block 1 of the International Electric Corporation Addition subdivision. The subdivision is an approximate 8.9-acre development zoned Light Industrial and located at 2805 N. Interstate Highway 35, on the northbound access road just south of Clovis Barker Road. 

Planning and Zoning will meet at 6 p.m. in the council chambers at City Hall, 630 E. Hopkins St. P&Z meetings are also streamed online.
