City seeks zoning changes for disaster relief recipients

Property that could accommodate three houses for eligible disaster relief recipients is up for rezoning at tonight’s Planning and Zoning Commission meeting.

The commission will hold a public hearing and consider a request from the city to change the zoning of about 0.3 acres in the 700 block of McGehee Street from Public-Institutional to Single Family-4.5. SF-4.5 zoning, which is meant for single-family detached houses with a minimum lot size of 4,500 square feet. The lots were deeded to the city in 1976 and have not been developed, according to the agenda. The city is requesting the zoning change in support of San Marcos’ affordable and workforce housing policy. If the zoning change is approved, the city intends to construct three detached homes using Community Development Block Grant-Disaster Relief (CDBG-DR) program funding and grant the houses to eligible recipients through the CDBG-DR and federal HOME program. A resolution establishing these lots for Disaster Recovery and HOME program use will accompany the zone change request at the June 4 City Council meeting.

In other business, P&Z will vote to provide a recommendation to the San Marcos City Council on the city’s 10-year Capital Improvements Program.

The commission will also hold a public hearing for a conditional use permit for the sale of mixed beverages at a future Twin Peaks location. The current Johnny Carino’s on the northbound access road between Wonder World Drive and Guadalupe Street is set to become a Twin Peaks restaurant.

P&Z was slated to hold a public hearing on a zoning change request for 398 acres at Centerpoint Road and Old Bastrop Highway; however, that item has been postponed until May 28. The request is for a zoning change from SmartCode to Light Industrial. 

The Planning and Zoning Commission will meet at 6 p.m. in the council chambers at City Hall, 630 E. Hopkins St. P&Z meetings are also streamed online.
