Developer seeking to remodel properties

Zoning change requests for two single-family dwellings on West Hopkins Street are on the agenda for the city’s Planning and Zoning Commission tonight. 

P&Z will hold public hearings on the requests, in which Apante Investments is asking to change the zoning for 510 W. Hopkins St. and 514 W. Hopkins St. from Single Family-6 to Neighborhood Density-3.5. The house at 510 W. Hopkins is located behind the Twin Liquors at the corner of Hopkins and Moore streets, and 514 W. Hopkins is another two houses west of that intersection. 

Apante, which owns the houses, wants to remodel 510 W. Hopkins to create two two-bedroom units and a one-bedroom unit. If the zoning change is approved, 514 W. Hopkins — currently a duplex — would be remodeled into a two-bedroom unit and two one-bedroom units, with an existing one-unit accessory dwelling. 

The commissioners are also set to receive a presentation on the annual development code update process. The new development code, Code SMTX, was adopted April 17 last year. The first annual review of the code will culminate with council consideration of any changes to the code at the end of the summer. 

“The purpose of the annual code review process is to ensure that the code remains relevant and current with the Comprehensive Plan and needs of the community, eliminate vague or unclear language, and update content based on best practices,” the P&Z agenda states. “Anyone may submit suggested updates to the San Marcos Development Code by using the web forms on the Planning and Development Services webpage.”

In other business, the commission will hold public hearings for conditional use permits (CUPs) for the sale of beer and wine at Toro Ramen and Blaze Pizza, CUPs for Olive Garden and 54th Street Grill for the sale of mixed beverages, and a CUP for Greater Texas Federal Credit Union to use a drive-thru located at 242 North Guadalupe Street.

Planning and Zoning will meet at 6 p.m. in the council chambers at City Hall, 630 E. Hopkins St. P&Z meetings are also streamed online.
